Are you electrics safe?

The main reason for rewiring is due to out of date or faulty wiring. These can be very dangerous and cause 12,000 fires,  3,000 injuries and 70 deaths each year in the UK.

Warning signs that show you that your electrical system is out dated and may need rewiring:

  • Fuse wire main boards
  • Cast iron switches
  • Switches with a wooden back box
  • Sockets on skirting boards
  • Black rubber, VIR and lead cables present
  • Fuses blowing regularly
  • Cables with no earth
  • Old cable conductors (red and black)
  • Fishy smell from switches / sockets
  • Buzzing or crackling noise from switches and sockets
  • ‘Green goo’ on cables
What does a full rewire involve?

A full rewire is the biggest job a homeowner can face in their property.

During a home rewire all electrical cable is replaced for all sockets, switches and lighting meaning we need access to all these locations in each rooms. The fusebox is upgraded with RCBOs and surge protection. Main earth bonding is also carried out to main water and gas supplies.

Before starting any work we’ll plan our cable routes back to the new consumer unit. We’ll lift carpets, floorboards and bored through wooden joists.

Cables for sockets and switches are installed inside the fabric of the walls – usually a thin layer of plaster then brick or plasterboard. Chiselling brickwork for new cables can be very messy so we minimise the mess and dust as much as possible by using a wall chaser with dust extraction. Once cables are in place we cover them with capping. This protects them from any sharp edges from the plasterers’ trowel.

We offer a plastering service. We’ll hire our own plasterer to bond and finish damaged walls and ceilings made during the rewire. This is optional and if you have your own plasterer you are more than welcome to use them.

Rewiring is a messy job and we always tidy up and make sure your house is tidy before leaving, wiping down all surfaces, hoovering and mopping floors. All rubbish made from the rewire is also taken away.

Final stage of the rewire is testing. We use a multifunction tester to carry out various tests to make sure all cables are electrically sound. These test results are recorded and transferred onto a NICEIC Electrical Installation Certificate and Smoke Alarm Certificate. Both are emailed to you.

Whats the cost, specification and timescale?

Costs
The cost will depend on factors such as your electrical specification, if the property is occupied or empty and overall size of the property.

Specification
This comes down to amount of sockets and lights you would like us to install in each room. Decorative wiring accessories will also play a part in costs.

Typical electrical circuits for a 2/3 bedroom house will consist of –

Cooker or hob/oven kitchen sockets, ground floor sockets, upstairs sockets, ground floor lights, upstairs lights, boiler / water heater and smoke alarm.

Additional circuits for electrical shower and garage supply can be added onto the quote. You may also want to consider other items like spotlights, external lighting, external sockets, shaver points, fans, ethernet points and tv aerial points.

Timescale
This will come down to the specification and which type of property it is. On average a typical 3 bedroom semi detached occupied property with plaster repairs will take 4-5 days to rewire.
