Are you electrics safe?
The main reason for rewiring is due to out of date or faulty wiring. Faulty wiring can be very dangerous and causes 12,000 fires, 3,000 injuries and 70 deaths each year in the UK.
Warning signs that show you that your electrical system is out dated and may need rewiring:
- Old fuse wire main boards
- Cast iron switches
- Switches with a wooden back box
- Sockets on skirting boards
- Black electricity cable
- Fuses blowing regularly
- Cables with no earth
- Old cable conductors (red and black)
- Aluminium wiring present in the home
- Burning smell from electrics
- Buzzing or crackling noise from switches and sockets
What does a full rewire involve?
A full rewire is the biggest job a homeowner can face in their property.
During a rewire all electrical cable is replaced for all sockets, switches and lighting meaning we need access to all these locations in each rooms. The fusebox is upgraded to the latest boards. Main earth bonding is also carried out to main water and gas supplies.
Before starting any work we’ll plan our cable routes back to the new consumer unit. We’ll lift carpets and floorboards carefully. Extra care is taken to lift all floorboards and screwed down after cables are installed by boring through wooden joists.
Cables for sockets and switches are installed inside the fabric of the walls – usually a thin layer of plaster then brick or plasterboard. Chiselling brickwork for new cables can be very messy so we minimise the mess and dust as much as possible by using a wall chaser with dust extraction along with wall breaking power tools. Once cables are installed we cover them with capping or oval conduit. This protects them from any sharp edges from the plasterers’ trowel.
We offer a plastering service where we’ll hire our own plasterer to bond and finish damaged walls and ceilings made during the rewire. This is optional and if you have your own plasterer you are more than welcome to use them. If you would like us to carry out the plaster works we would need you to strip large sections of wallpaper around new socket and switch positions.
Rewiring is a messy job and we always tidy up and make sure your house clean and spotless before leaving, wiping down all surfaces, hoovering and mopping floors. All rubbish made from the rewire is also taken away.
Final stage of the rewire is testing. We use a multifunction tester to carried out various tests to make sure all cables are electrically sound. These test results are recorded and transferred onto a NICEIC Electrical Installation Certificate and Smoke Alarm Certificate. Both are emailed to you and hard copies sent via post and should receive them 2/3 working days.
Whats the cost, specification and timescale?
The cost will depend on factors such as your specification and overall size of the property.
All our detailed quotes are based on price per electrical point so you know exactly what you are getting quoted for. This will be emailed over to you. Items can be taken off or added on so you have an idea of final costs.
This comes down to amount of sockets and switches you would like us to install per room and type of lighting for each room. The manufacture and type / colour of fittings will also play a part in costs.
A typical circuit specification for a 2/3 bedroom house will consist of –
Cooker, Kitchen sockets, House sockets, Upstairs lights, Downstairs lights, Boiler / Water heater and smoke alarm.
Additional circuits such as shower and garage / shed can be added onto the quote. You may want to consider other items like spotlights, external lighting, shaver points, fans and aerial points.
A typical rewire will take 2/3 days to complete. We ask if you have somewhere to stay during the works due to health and safety. Floorboards will be open and no power on during this time so the property would be uninhabitable. The rewire may take slightly longer if you want us to carry out plaster works to damaged walls and ceilings.
